If you’re considering handing over your property to a letting agent, the most important thing is to know that it’s in safe hands. We treat every property with the same care and attention as it were our own.

We are completely open and honest with our landlords. We don’t use fancy jargon and we’ll discuss all major issues with you. We want you to be involved as much as you want. You can take care of the things you are comfortable with. Or, if you’d prefer, you can sit back, relax and let us take care of everything. Our services are completely flexible.

Maintenance

We want to offer you complete peace of mind. If something needs done, we’ll take care of it. All maintenance of our properties is carried out by approved contractors.

Deposits

We operate a policy of one month’s deposit up front on all our properties. By law all deposits must be held by a government approved tenancy deposit scheme. We use my deposits Scotland for this service.

Inventory

We take an inventory of all your fixtures, fittings, and furniture prior to every let. This provides reassurance to you and avoids any potential conflict at the end of the tenancy.

Advertising

All new properties will be advertised on our website, Facebook, and LinkedIn pages. We can also arrange advertising in the local press if required.

Finding Tenants

We have a database of secure tenant information. Both tenants and landlords tell us what they are looking for. We can then match the appropriate tenant to the appropriate landlord. Simple. We obtain references for all new tenants and we can provide you with credit reference checks.

Taxation

As a landlord you will be earning income that must be subject to income tax. As professionals in taxation we can help with completing your tax obligations with HM revenue & Customs. We are ideally placed to provide advice on what expenses you are allowed to set against your tax liability.
